Every year, TPG’s team of travel experts sits down to assess which hotels will open over the coming year — and we’re thrilled to report that 2026 will bring some incredible additions to the hospitality world, many of which will be bookable on points via your favorite hotel loyalty program, or eventually using one of the luxury hotel programs from credit card issuers.

For those looking to stay close to home, the U.S. will welcome a mix of properties, from a sustainability-forward hotel down south to two new glamping options (one on each coast) and a handful of city hotels that have been on our radar for years.

There will be quite a few exciting new points options joining the mix in Mexico, from a new all-inclusive resort from one of our favorite Marriott brands to a stunning transformation of one of the most popular points hotels in Puerto Vallarta.

And across the pond, it’s going to be a big year for London, with a spate of new luxury points hotels joining the city’s already-flourishing scene. Those in search of a sunny European holiday will be thrilled to learn about new properties coming to Greece (in Crete and Corfu) as well as new points properties cropping up in Lisbon.

Over in Asia, we’ll see everything from two new luxury points resorts in Bali to a new Moxy in Japan’s premier ski destination later in 2026 — and more.

1 Hotels is a brand known for bringing nature inside, so it only makes sense that its first foray in Texas will offer design centered on Austin’s Waller Creek and Lady Bird Lake in a towering, 74-story building in the buzzy Rainey Street District. Guests will find natural stone, living walls of plants and plenty of sustainable touches. A spa and ultramodern gym will bring the brand’s wellness-forward ethos to the property, alongside a rooftop restaurant and signature restaurant.

Why we’re excited: As a native Texan, I know that the best days in Austin are spent in the water, and the hotel’s 16th-floor pool, offering city and nature views, will be a great new place to beat the summer heat. — Tanner Saunders

Delano Miami Beach

A legendary hotel dating back to 1947 returns to Miami Beach, bringing its storied design back home, but with modern twists and new surprises. Soft-toned rooms have windows framing the blue ocean, though splurging for a suite will give guests the real celebrity treatment. Round it out with the first U.S. outpost of Gigi Rigolatto, a beloved Italian restaurant, and Mimi Kakushi, a 1920s Osaka-inspired Japanese restaurant, and the Delano’s Miami return might be more cosmopolitan than ever.

Why we’re excited: Once a major celebrity hot spot, Delano Miami Beach will surely be the new “it” spot to see and be seen in one of the country’s “sceniest” locales. — Tanner Saunders

The Huntington Hotel

Set atop San Francisco’s Nob Hill, The Huntington Hotel operated from 1924 up until its closure during the pandemic. On March 1, this historic 143-key property will reopen following an extensive renovation led by local interior designer Ken Fulk. Though he is known for his maximalism, the pied-a-terre-like accommodations are a little more subtle than his usual designs, blending in with the historic Georgian-style architecture. But you’ll still find opulence here: The three-story Nob Hill Spa will feature an indoor pool and a heated outdoor terrace.

Why we’re excited: The Huntington is a member of Leading Hotels of the World, which means that if you have Leaders Club Sterling status through the right American Express card, you can get perks like free upgrades and daily continental breakfast for two. — Lyndsey Matthews

Public West Hollywood

Ian Schrager, the man who basically invented the modern concept of boutique hotels (and Marriott’s Edition brand), has long said his next big project is the expansion of Public Hotels, following the success of the sole New York iteration. The second property, found in West Hollywood, will live in the former The Standard, Hollywood property, famous from its appearance in “Sex and the City,” and have 137 moody rooms, three bars and restaurants, a social-focused lobby, and, the crown jewel, a 16,000-square-foot rooftop terrace.

Why we’re excited: After a fight to preserve the former The Standard building, an iconic wavy structure with a huge social impact on the who’s who of Los Angeles, the building gets a second life and a bold new vision. — Tanner Saunders

Under Canvas White Mountains and Under Canvas Yosemite

We’ve been fans of Under Canvas for years now, not only because the outdoor-focused brand offers travelers access to the great outdoors in laid-back style and comfort (it’s hard to beat glamping), but also because it does so on points, thanks to a partnership with Hyatt. Two new properties on opposite coasts will join the portfolio in 2026.

Why we’re excited: We’re particularly excited to see the brand add two very desirable locations to its growing portfolio: A second resort in New England — following Under Canvas Acadia in Maine — will come to the stunning White Mountains. This 86-acre retreat will surely be ideal for those who want to knock off some of the Presidential Range’s iconic 4,000-footers — many of which coincide with the New Hampshire section of the famed Appalachian Trail. The second property we can’t wait to see is the long-awaited Under Canvas Yosemite, on 85 acres of lush, forested land just a 10-minute drive from the Big Oak Flat entrance station at Yosemite National Park. — Ellie Nan Storck

New hotels opening in the Caribbean, Mexico, Central America and South America

Luxury is the name of the game when it comes to openings in the Caribbean and Mexico this year, from one of the world’s most desired hotel brands opening on the Baja California peninsula to major points hotel openings around Cancun.

Amanvari

If anything, exclusivity is the main differentiator with the Aman brand, and its first property in Mexico, with just 18 casitas and a handful of residences, is certainly no different. Inspired by the property’s desert location, the resort has a minimal but striking design, alongside top-tier amenities (like the Aman Spa), art and international restaurants ranging from Italian to Japanese.

Why we’re excited: Aman Spas are legendary, and this one will include a modern take on a traditional Indigenous sweat lodge called a temazcal. — Tanner Saunders

Andaz Turks & Caicos at Grace Bay

Hyatt’s boutique lifestyle brand is making its Caribbean debut on Turks and Caicos’ famous Grace Bay Beach with just 59 hotel rooms and 74 residences across a 5 1/2-acre property. The resort features three restaurants and bars, including a rooftop venue with panoramic bay views, plus an indoor-outdoor spa, tennis and pickleball courts, and direct access to the popular Bight Reef snorkeling area.

Why we’re excited: As Hyatt’s first property in Turks and Caicos, this intimate boutique resort offers World of Hyatt members a points-bookable option on one of the Caribbean’s most coveted beaches. — Stephanie Stevens

Grand Hyatt Cancun Beach Resort

Hyatt is expanding its footprint in the Quintana Roo area with Grand Hyatt Cancun Beach Resort, set to open this summer. The new resort will feature a massive 500 guest rooms and suites, over 10 dining options, nine pools, a fitness center, a spa, and more.

JW Marriott Costa Elena, Costa Rica All-Inclusive

Following the successful launch of the first W-branded all-inclusive resort, Marriott is taking the know-what-you-pay-up-front vacation style to the JW Marriott brand. A conversion property in Costa Elena, a popular resort and residential area in Guanacaste, the former resort and its 415 rooms will be transformed and upgraded to offer 11 bars and restaurants, a 16,000-square-foot spa, and (no joke) 17 swimming pools.

Park Hyatt Cancun

While details about Park Hyatt Cancun are still rather sparse, we do know the beachfront property will beckon foodies with what it calls “immersive and rare” culinary, bar and lounge experiences, giving what you thought you knew about Cancun a run for its money.

Why we’re excited: World of Hyatt is the most award-friendly hotel loyalty program, so having a luxury offering in one of the world’s major beach destinations is a win. — Tanner Saunders

The St. Regis Costa Mujeres Resort, Cancun

Situated just north of Cancun’s Hotel Zone, The St. Regis Costa Mujeres Resort features 163 rooms and suites overlooking the Caribbean Sea’s turquoise waters and white-sand beaches. The St. Regis Costa Mujeres Resort will feature three on-site restaurants, an outdoor pool, an elevated fitness center, a spa and, of course, St. Regis’ iconic butler service.

The Westin Playa Vallarta, an All-Inclusive Resort

More of an evolution than an opening, one of the most popular points hotels in Puerto Vallarta is currently undergoing a transition from your typical beach Westin to the first all-inclusive Westin in Mexico. Located in the city’s marina district, The Westin Playa Vallarta will officially debut in May with 281 freshly redesigned suites, many of which feature swim-up access or private plunge pools and a brighter, beachier look. Guests will be able to indulge at a dozen different eateries, including those serving seafood, burgers, tacos and Japanese cuisine.

Why we’re excited: The hotel has enormous family and adults-only pools and will also offer beach cabanas and an outpost of Westin’s signature Heavenly Spa. — Eric Rosen

Whether you want views of Buckingham Palace fit for royalty or to see the northern lights in the Icelandic sky, Europe’s hotel scene has plenty of incredible points hotels opening this year.

Andaz Lisbon

With 170 guest rooms featuring views of landmarks like Sao Jorge Castle, Praca do Comercio and the Tagus River, Andaz Lisbon will open in early 2026, bringing the brand’s lively vibes and locally inspired design to Portugal’s fascinating capital city.

Why we’re excited: True to Andaz form, this hotel will be all about embracing the local culture, whether it’s through the Lusitanian cuisine served at the rooftop terrace restaurant alongside live music or the easy access guests get to the Baixa district’s galleries, shops and bustling squares. — Ellie Nan Storck

Conrad Corfu

Greece is not getting just one, but two Conrad hotels this year. While we are also excited about the reimagined Conrad Athens The Ilisian opening June 1, we’re holding off booking our Greek beach vacation until the Conrad Corfu opens Aug. 1. Tucked into a bay near the southern tip of Corfu, this 136-key property has more than a dozen room categories, so everyone from solo travelers to multigenerational families can find the perfect fit.

Why we’re excited: While parents lounge at the beach or poolside, kids can enjoy the Genius Loci Kids Club, which features a treehouse-like wooden play structure set among a grove of olive trees. — Lyndsey Matthews

Danieli, A Four Seasons Hotel, Venice

After undergoing an extensive reimagining, with a redesign helmed by Pierre-Yves Rochon, one of Venice’s most legendary luxury hotels — with its three centuries-old historic palaces and prime location near Piazza San Marco — will reopen as a Four Seasons property this summer.

Why we’re excited: We’re excited to see this icon enter a new era, but in particular can’t wait to see Four Seasons’ elegant take on the historic property, from a rooftop terrace with striking views of the glimmering Riva degli Schiavoni to sumptuous suites featuring nods to the palaces’ extensive histories. — Ellie Nan Storck

Hotel Alexandra Rome, Vignette Collection

After undergoing a massive refurbishment, IHG will soon open its first Vignette Collection property in Italy. Hotel Alexandra Rome will offer 81 guest rooms with notable amenities such as a rooftop terrace, gym and restaurant.

Why we’re excited: Just steps from the famous Trevi Fountain, Hotel Alexandra Rome provides guests with easy access (on points!) to the city’s most iconic attractions and famed Via Veneto. — Gabrielle Bernardini

Rosewood Blue Palace

For its first Greek property, Rosewood set its sights on the tranquil northeastern coast of Crete near the port town of Elounda. Located in half of the former Blue Palace Hotel (Phaea Blue, a Small Luxury Hotels of the World property bookable with Hilton Honors points, opened in the other half of the property in 2025), this luxurious hotel will have 154 rooms, 85 of which will have private pools. But even if you don’t nab one of those accommodations, there are still plenty of chances to get in the water with three outdoor pools and beach access.

Why we’re excited: If your Greek vacation goals are eating well and relaxing, this is the place to be: The resort will have six restaurants and bars, plus a spa featuring a yoga pavilion and an area dedicated to hydrotherapy treatments. — Lyndsey Matthews

Six Senses London

While its provenance has been more about barefoot luxury in far-flung island locales, the wellness-focused Six Senses has been rapidly expanding its portfolio of city hotels under the IHG banner lately, and one of the most exciting upcoming openings will be in London’s Bayswater neighborhood. Six Senses London will take up residence in a heritage-listed building that’s been totally reconceived by renowned international architecture firm Foster + Partners and will have just 109 guest rooms and 14 residences plus a private members club.

Why we’re excited: The hotel’s spa will span a whopping 25,000 square feet and will feature unique elements like a longevity medical clinic and London’s first magnesium-infused hotel pool, along with a cryotherapy chamber and various movement studios. — Eric Rosen

The Standard, Lisbon

The Standard, Lisbon will offer a new perspective of Lisbon’s signature terra-cotta rooftops when the 170-room property opens above the former Portuguese Royal Navy Hospital in the city’s picture-perfect Alfama neighborhood. Better yet, check out those views from the hotel’s rooftop bar, and take advantage of a lobby lounge, an all-day restaurant and The Standard’s signature takes on nightlife.

Why we’re excited: Standard properties are about as trendy as hotels come, and the new Lisbon outpost will be the coolest place to stay in town that you can also book with points. — Tanner Saunders

The St. Regis Budapest

Currently accepting reservations for June 2 and beyond, the 102-key St. Regis Budapest is set to open in the northern half of the Klotild Palaces, a pair of ornate Belle Epoque-era buildings just off the Danube River. (Marriott also operates the other palace as a Luxury Collection Hotel.) In a city known for its historic thermal baths, it’s no surprise The St. Regis Budapest will have a stellar spa. In addition to treatment rooms and an indoor pool, the space will also feature a sauna, a hammam and what it’s calling “experience showers.”

Why we’re excited: Of all the hotel’s food-and-beverage venues, including sushi and cocktail bars plus a patisserie, we’re most excited for the daily afternoon tea served in its soaring, gilded atrium. — Lyndsey Matthews

The St. Regis London

London’s upscale Mayfair neighborhood is about to get a new resident. The St. Regis London, a retrofitted version of the former Westbury Mayfair, will soon debut after a renovation that added two new floors, a rear extension and an overhaul of the main entrance and facade.

Why we’re excited: The property will feature some of the quintessential amenities the brand is known for, such as a late-night jazz bar and the brand’s signature butler service, just steps from some of the city’s best shopping and dining. — Carly Helfand

Waldorf Astoria London — Admiralty Arch

The most exciting Hilton opening of the year, this 100-room, 14-residence Waldorf Astoria will offer something very exclusive: direct views of Buckingham Palace and the legendary Mall, the ceremonial road leading up to the home of the British monarchy. Besides royal views, the property will also offer royal-worthy food, with chefs Clare Smyth and Daniel Boulud opening restaurants there.

New hotels opening in Asia

We always have our eye on an opening or two in Japan, but this year, exciting new hotels and resorts also stretch from the lush interior of Bali to the bustling streets of Kuala Lumpur.

1 Hotel Tokyo

Tokyo, Japan

Expected opening date: March

If you come to Tokyo for the views, this latest outpost from upscale eco-conscious brand 1 Hotels has got them. Perched on floors 38-43 of the Akasaka Trust Tower, the hotel offers sweeping panoramas of Tokyo Tower, the sprawling Imperial Palace grounds and the rest of the city’s skyscraper-packed skyline. Inside, however, guests will find 1 Hotels’ signature melange of natural materials, including primordial Oya stone, recycled timber and plenty of leafy live plants. With just 211 accommodations, including 20 suites and three penthouses, the hotel aims to create an intimate, retreat-like feel in the heart of this surging megalopolis.

Why we’re excited: 1 Hotel Tokyo’s Lobby Lounge & Bar will be a gin-lover’s dream thanks to its library of 50-plus Japanese gins, while the main restaurant will fuse French Riviera-inspired cuisine and seasonal Japanese ingredients. — Eric Rosen

Capella Kyoto

One of Kyoto’s newest hotels will soon open in one of the city’s oldest precincts. Just around the corner from the landmark Kenninji Zen temple and with just 89 luxurious yet spare rooms and suites, the new Capella Kyoto will take over a former primary school in the Miyagawa-cho district, which has been completely redesigned by Kengo Kuma and Associates, one of Japan’s most notable architectural firms. Inspired by the former Japanese capital’s traditional machiya wooden townhouses, the hotel will feature elements like lush tsuboniwa gardens and gabled karahafu roofs.

Why we’re excited: Capella Kyoto will be a dining destination thanks to a French brasserie called Lanterne, an elevated cocktail lounge called Yoi and, most notably, a 12-seat restaurant called SoNoMa by SingleThread in partnership with chef Kyle Connaughton and head farmer Katina Connaughton of the much-lauded SingleThread in Sonoma. — Eric Rosen

Conrad Kuala Lumpur

Southeast Asia’s latest outpost of Hilton’s tony Conrad brand will take up residence in the city’s Golden Triangle district and will be spread across 50 floors and field an impressive 481 rooms and suites. Though details are still scant, the hotel will have an expansive wellness complex with a fitness center, indoor pool and spa, plus five restaurants and bars and plenty of event space.

Why we’re excited: The Malaysian capital is becoming a points hotbed thanks to a slew of recent and upcoming hotel openings, including this one where Hilton Honors points will come in handy. — Eric Rosen

Fairmont Hanoi

Hanoi’s Old Quarter isn’t exactly brimming with luxury hotels, which makes the arrival of this latest Asian Fairmont that much more exciting. The hotel has 279 guest rooms, including 38 Fairmont Gold rooms, and 12 spacious suites and is a short stroll from the city’s famed Hoan Kiem Lake and its famous red footbridge. The hotel fields no fewer than eight bars and restaurants, including Tran Dynasty, where chef Luke Nguyen whips up his contemporary take on traditional Vietnamese delicacies.

Why we’re excited: Days out in Hanoi can be hectic, so we’re excited to slip into the enormous 38,000-square-foot wellness center, complete with the 10-room Cirua Spa, plus a gym and hydrotherapy and thermal circuits. — Eric Rosen

JW Marriott Bali Ubud Resort & Spa

Another major points hotel opening in Ubud, the expansive JW Marriott Bali Ubud Resort & Spa will open with 79 suites and 22 villas (including ones with private pools) surrounded by the lush greenery the island is famous for. Multiple pools, bars and restaurants and a spa will provide plenty of entertainment, but Ubud’s first Sunset Jungle Club will surely take it to another level.

Kimpton Suntaya Bali Ubud

In what many call the “spiritual heart” of Bali, IHG One Rewards members can check in to what’s shaping up to be a stunner of a resort with 101 light and airy rooms along the Wos River and near Ubud Palace. The hotel will offer resort favorites, like a pool, day club and gym, but also a mix of cultural elements and activities.

Mondrian Maldives

Mondrian’s signature design-forward aesthetic is coming to the Maldives with a 105-villa Noonu Atoll resort, where all accommodations — 72 overwater pool villas, 30 beach pool villas and three-bedroom residences — feature private plunge pools. Located 45 minutes by seaplane from Male, the resort promises art-inspired interiors, four dining venues and cultural programming that reflects Maldivian heritage.

Moxy Niseko Village

While details about this forthcoming Marriott are scarce, we know it will be in one of the world’s best ski destinations, bringing the Moxy brand’s playful spirit to the heart of Niseko in the form of modern, tech-forward rooms and lively social spaces.

It’s a long journey to this part of the world, but hotels in Australia’s wine capital, along Sydney’s beaches and across the islands of Fiji have us plotting a trip.

InterContinental Sydney Coogee Beach

With its teeming central business district and sights like the famous opera house, some visitors might forget that Sydney can be a fun beach destination, too. Look no further than the city’s fancy eastern suburbs along the shores of the Pacific to find charming seaside hamlets like Coogee, which is along a gorgeous coastal walk that connects it to Bondi. There, you’ll also find Australia’s latest InterContinental, which quietly opened just before the end of last year, with 198 rooms including 22 suites, all of which have been significantly overhauled since the hotel’s former life as a Crowne Plaza. Come this March, guests can also take advantage of a rooftop deck with a bar and an infinity pool looking out over the ocean.
