Credai Chennai has welcomed the Tamil Nadu government’s amendments to the Combined Development and Building Rules, 2019, saying they would improve urban land utilisation, simplify approvals and expand housing options.

The amendments increase the permissible height of non-high-rise buildings from 18.30 metres to 19.50 metres and revise setback norms for high-rise buildings to facilitate more efficient land use.

Allowing commercial developments in designated residential and primary residential zones along roads at least 12 metres wide would also speed up project approvals by removing the need for separate land-use reclassification.

Credai Chennai president Mehul H. Doshi said the relaxation of parking norms for IT office buildings was a practical move, considering employee transport facilities and public transport access.

He also welcomed the introduction of the open-kitchen concept, which could encourage studio apartments for young professionals and diversify urban housing options.

“These amendments reflect the government’s willingness to address industry requirements and emerging urban housing needs,” he said.
