As per a report by PropTiger, house prices in the top eight cities have increased by 7-9 percent in the July-September quarter. However, there is a city where prices still remain affordable. Which Indian City Has Affordable Houses?

According to PropTiger.com ‘s Real Insight Residential: July-September 2025 report, Ahmedabad remains the cheapest housing market among big cities in India. Here, prices averaged Rs 4,820 per square foot in the third quarter of 2025, which is a rise of 7.9 percent compared to the same quarter last year and only 1.9 percent compared to the previous quarter.

PropTiger.com ‘s Real Insight Residential (July-September 2025) report stated that Gujarat’s Ahmedabad remains the cheapest housing market among big cities in India. The average price of a house is Rs 4,820 per square feet in the third quarter of 2025, reflecting a 7.9 percent increase from same quarter of last year and a 1.9 percent rise from the preceding quarter.

Where Did The Price Increase The Most?

Real estate prices are surging rapidly in major cities like – Delhi-NCR, Bengaluru and Hyderabad. On the contrary, the situation in Ahmedabad is quite different as limited property launches are taking place in the city and prices are under control.

As per the report, the rise in home prices is strongly driven by powerful demand in the premium segment. Ahmedabad falls in the category where input costs have risen, and the supply of high-quality, ready-to-move-in houses remains limited but things are on a limited scale here.

Home Buying Is Difficult For The Middle Class Poeple

Home prices have risen the most in Delhi-NCR, reporting a surge of up 19 percent. The report suggests that the average price per square foot has risen from Rs 7,479 in 2024 to Rs 8,900 in 2025. House prices in Bengaluru and Hyderabad have risen by 15 percent and 13 percent, respectively.

In Hyderabad, earlier, people had to pay Rs 6,858 per square foot. Now, the prices have surged to Rs 7,750 per square foot. It simply means that for the average person, owning a small home in above mentioned cities is becoming increasingly difficult.
