A brand-new, four-level mansion on exclusive Marine Parade in Byron Bay is set to hit the market with a price guide of $75 million.

Should the ambitious figure be reached, it would smash the house price records for Wategos Beach and the Byron Bay region, set at $30 million and $36 million respectively.

Planning and environmental lawyer Scott Stewart, a partner at AJ&Co Lawyers, bought a three-bedroom, two-bathroom beachfront shack on the $75 million site for $3,735,000 in 2014, knocking it down to make way for the trophy home with five bedrooms, five bathrooms and two powder rooms.

Interiors of the new residence exude an earthy and natural palette, with smoothed rounded concrete walls, stone surfaces, refined curves, timber detail and expansive glass to allow for uninterrupted panoramic ocean views.

A sale at this price would soar above area records. The Wategos waterfront property known as Watermark sold for $30 million in 2023 to Brisbane developer Adam Flaskas, while a seven-bedroom abode sold for $36 million last year to software entrepreneur Karen Cariss.

Eisen bought a second getaway on the prized strip for $23 million in 2023. He first joined the ranks of Wategos Beach home owners in 2018 when he bought a property known as The White House for $7.6 million from Boorowa farmer Charlie Arnott of the Arnott’s Biscuit family.

Will Phillips of Sotheby’s International Realty Byron Bay is accepting expressions of interest for the new mansion.

The five-bedroom, three-bathroom grand residence on 3015 square metres was purchased by funds management executive Vasudha Jampala for $15.5 million in 2022, records show. The property was home to late businessman George Crowley before passing onto the McNiven family, owners of what was once Australia’s largest ice-cream manufacturer.

Jampala has restored the circa 1900s abode, bringing it into the 21st century. There’s ample space to entertain, with a grand billiards room, a tidal harbour pool with cabana and change rooms, a grass tennis court and private marina berth.

There are approved plans for a modern extension by architecture firm Carter Williamson and landscaping by Dangar Barin Smith.

The Agency’s co-founder Steven Chen is accepting expressions of interest and is also rumoured to have been behind Drummoyne’s record-breaking sale in December.

Settlement documents show business owners Ralph and Maria Mesiti bought a five-bedroom, four-bathroom house with a pool and jetty in Drummoyne, paying $28.95 million, a suburb record, in an off-market deal to property developer Brian Boyd.

The $28.95 million sale is both a house and unit record for Drummoyne. A house on Drummoyne Avenue sold for $16 million in 2021, while the Sydney Harbour penthouse in the new Central Element development fetched $14 million in December in a deal facilitated by the company’s head of sales, Cameron Porter.

Agents Di Wilkenfeld and Michael Pallier of Sydney Sotheby’s International Realty declined to comment on any aspect of the sale. The exact sale price and buyer’s identity will be revealed at settlement. Simon Cohen of Cohen Handler is rumoured to have represented the buyer, and also declined to comment.

Bedrooms are on the upper level, and there is a terraced lower garden with harbour views from Rose Bay to Mosman and Manly.

External shutters are charming, while interiors could do with a refresh: the kitchen is retro, the carpet is dated and the ceiling paint is peeling.

Pallier told this masthead during the campaign that some buyers wanted to live in the property as is, while others would knock down the garage and add a contemporary wing.
