Sellers of landmark mansion Iona downsize to $18m Sydney terrace

Tim Eustace, star financial adviser at Mercury Private, and Stephen Panui won’t have far to travel to their new home, downsizing from landmark mansion Iona in Darlinghurst to a four-bedroom Potts Point terrace.

A caveat lodged on the Potts Point title revealed they are the buyers of the Victorian Italianate abode that was previously owned by lawyer Karen Beck. Beck purchased it for $13 million in 2016 from gemologist Heidi Onisforou, records show.

After a sold sticker went up on the listing referencing a December 4 sale with the price undisclosed, local sources with knowledge of the deal but not authorised to comment publicly said it sold for between $18 million and $19 million.

Interiors feature decorative ceilings, ornate fireplaces, chandeliers and concertina doors that lead to a courtyard with a vertical garden wall. There are additional courtyards to enjoy.

The property was sold by Richardson & Wrench’s Jason Boon in conjunction with Sydney Sotheby’s International Realty’s Harriet France and Forbes Global Properties’ Darren Curtis, who all declined to comment.

Eustace and Panui made headlines in September when they sold their historic Victorian Italianate mansion Iona in Darlinghurst for a suburb record of $37.5 million.

The pair purchased the seven-bedroom, seven-bathroom home from Oscar-winning couple Baz Luhrmann and Catherine Martin for $16 million in 2016.

Eustace and Panui opened up the circa 1888-built residence for philanthropic and historical events, hosting the Historic Houses Trust tour and the Australian Chamber Orchestra fundraiser.

A well-placed source not authorised to comment publicly pinned Bryant Stokes, son of billionaire and longtime Channel Seven chairman Kerry Stokes, and his wife, Dominique, as the buyers.

Harriet France of Sydney Sotheby’s International Realty, who sold the house alongside Clint Ballard and Maclay Longhurst, declined to comment on the buyer’s identity. It will be left to settlement to reveal.

Just a year later after paying a stamp duty fee of about $2.9 million, the Xu family are relocating to Brisbane. They have listed the six-bedroom, seven-bathroom home with a price guide of $45 million.

Xu made some cosmetic tweaks to the abode after buying it from Kristie Ward, the daughter of Primo Smallgoods co-founder John Hunt. Ward set a suburb record of $21 million in 2017 when she purchased the house from Robert and Kelly Salteri, of the Transfield family.

The three-level home has several terraces with views across Middle Harbour to the Spit Bridge, a pool, private jetty and boatshed, cellar, gym and a commercial-scale laundry.

Expansive glass, Calacatta marble benches and a neutral palette adorn the space.

Michael Coombs and Tia Naris of Atlas Lower North Shore hold the listing for the Northbridge home.

The guide is a few million short of the north shore record. A Mosman mansion sold in October for about $50 million, local sources not authorised to comment publicly have said.

Coombs and Adrian Bridges confirmed the sale of Mosman but declined to comment on the sale price or buyer’s identity.

Enviro venture capitalist sells

Cleantech guru Anton Szpitalak and his yoga psychotherapist wife, Vijayta, have sold their Bellevue Hill mansion for about $17 million, local sources have revealed.

Anton is a co-founder of Pan Asia Solar, a global cleantech venture capital platform, on the board of directors for Silfab Solar Inc, a co-founder of Water Partners and on the board of directors for Char Technologies, LinkedIn reveals. Cleantech companies are focused on products or services that reduce negative effects on the environment.

A sold sticker went up on the listing indicating a sale on March 11 with the sale price undisclosed. Ashley Bierman and Bell Retallack of Ray White Double Bay declined to comment on any aspect of the sale or buyer’s identity when contacted by this masthead.

The Szpitalaks purchased the six-bedroom, four-bathroom home from anaesthetists David Isaac and Stephanie McInnes for $6.5 million in 2019.

A tennis court and pool were already onsite, but the Szpitalaks renovated the three-storey abode, refreshing the interiors to a lighter palette and updating the staircase and balustrades.

Standout property features include a grand entry hallway with cloak room, a cocktail bar, infrared sauna and wine cellar. There are harbour views to Manly from the upper levels.

Before his cleantech career, Anton co-founded Tribe Breweries, an independent Australian craft beer producer that went into voluntary administration in 2023 after buckling under rising costs.

It emerged from voluntary administration with new owners and a new chief executive. The new owners are the Elsie Cameron Foundation, a charitable group with Kathmandu co-founder Jan Cameron as shareholder, and Heath Baker is chief executive, as previously reported by The Australian Financial Review.
