Major capital upgrades to Vornado’s 1290 Sixth Ave., where the Trump Organization holds a 30% passive stake, continue to draw new tenants. Two just-signed leases total 93,000 square feet in the 2 million-square-foot tower that’s more than 90% leased.

Chicago-based Portage Point Partners took 55,000 square feet, relocating and expanding from a 22,000 sublease at 640 Fifth Ave.

Meanwhile, global consulting firm Protiviti took 38,000 square feet, returning to 1290 Sixth where it was based before moving to 888 Seventh Ave.

The asking rent for both leases was $98 per square foot.

The landlord’s $45 million in improvements include a new lobby, fitness center and 17th-floor amenities installation with a 10,000-square-foot outdoor “park.”

Major new retail leases include ones for Five Iron Golf and steakhouse Maple & Ash.
