Hyderabad: The Telangana Real Estate Regulatory Authority (TGRERA) has directed Aliens Developer Pvt. Ltd. to pay ₹23.63 lakh with interest to a complainant who waited nearly 14 years for a flat that never materialised.
The complainant booked a flat in the ‘Space Station‑1’ project at Tellapur through an agreement of sale in 2010. Possession was due in 2011, with a nine‑month grace period. He paid ₹14.71 lakh against the total price of ₹42.49 lakh for a 1,412 sq. ft. unit, including undivided land share and car parking.
However, the project stalled and the sale deed was cancelled in 2024. TGRERA ordered the developer to refund ₹32.60 lakh, of which ₹8.97 lakh has been paid. The balance ₹23.63 lakh must be settled within 45 days from April 22, 2026.
