Hyderabad: Hyderabad emerged the leader in South India’s ultra-luxury housing segment, clocking Rs 8,562 crore in sales for homes priced Rs 10 crore and above in FY26, said a report by India Sotheby’s International Realty and CRE Matrix.
The city saw 625 high-end unit sales, outpacing Bengaluru and Chennai, reflecting a shift towards large-format luxury living. Western corridors such as Kokapet have emerged as the epicentre of this growth, driven by integrated developments and rising high-net-worth demand, the report said.
Hyderabad’s luxury segment has seen a structural transformation, growing 3.5x from Rs 2,447 crore to Rs 8,562 crore in four years. Hyderabad market also has scale, nearly 57 per cent of sales are for apartments larger than 8,000 sq. ft., with villas and row houses accounting for 40 per cent of the FY26 total value.
Bengaluru, while smaller in total sales value at Rs 1,957 crore, emerged as the fastest-growing market in terms of momentum, recording a 52 per cent year-on-year growth in unit sales. Unit sales jumped from 84 in FY25 to 128 in FY26. The north-west corridor alone surged from Rs 11 crore to Rs 654 crore in a single year, the report said. Chennai continues to operate as a niche market, recording Rs 727 crore in sales.
A Rs 10- cr home in Hyderabad delivered about 6,210 sq. ft., nearly 60 per cent more floor space than in Bengaluru (3,930 sq. ft.) and significantly more than in Chennai (4,290 sq. ft.), it said.

Bengaluru has the velocity, with new corridors emerging at speed. Chennai remains anchored in legacy. Hyderabad has set a new benchmark for ultra-luxury volume in southern India,” said Ashwin Chadha, CEO, India Sotheby’s International Realty.
